  • New Forest Dental Practice for sale.

    Market Town with large catchment area and few competitors with lots of demand. No real likelihood of new NHS provision by our PCT! Five reasonably modern surgeries, two partners retiring but one will stay on as an associate - if required. Two further associates plus two part-time hygienists. This practice turns over £875K p.a. of which £420K is NHS contract at good UDA value. We all work gently and part-time and the lifestyle is superb. There is plenty of scope for expansion of the private side, if you want to work full-time. The New Forest is really the best place in the world to live and work, bar none, so we think most people will want to enjoy life as well as teeth.

    We refer out all our perio/cosmetic/implant type work and we would judge this gives a real opportunity of added value to an incoming dentist with the right skills. We advertised the practice last November and had a good response, with fierce competition from several bidders including a corporate. We don't like corporates! The "winning" bidder has played us along now for four months and is having difficulty raising 100% finance. In the current environment, we think you need 20-25% of your own money before banks will look at this sort of investment and probably best to be two or more dentists looking to work in partnership, which will enhance profits. Having waited patiently, we think it is time to re-advertise.

    The large premises are partly freehold and partly a 999yr lease with annual rent of £5 p.a. not reviewed. So, to all intents and purposes it's a freehold practice. We are looking for around £1.4m for everything goodwill, equipment, premises etc. The last time we ended up being offered £1.5m. It is possible that we will consider giving you a short lease and sell goodwill and equipment etc if funding is a bit tight at the start. If that is your preferred option, we would be looking for commercial rent though and we've always thought it better to own your own business premises, if possible.
